What Is HO-6 Insurance and Why Does Every Condo Owner Need It?
Buying a condominium is one of the most popular ways to become a homeowner in the United States. Many condo owners assume that their homeowners association’s master insurance policy protects all of their property, but that is not always the case. In many situations, damage to the interior of the unit, personal belongings, and even the owner’s legal liability are not covered by the HOA’s insurance policy.
This is where HO-6 insurance, also known as Condo Insurance, becomes essential. It is specifically designed for condominium owners and provides coverage for areas that are typically not included in the building’s master insurance policy.
HO-6 insurance, also known as Condo Insurance, protects the interior of your condominium, your personal belongings, and your personal liability. It complements your homeowners association’s master insurance policy and helps protect you from significant out of pocket expenses if your home is damaged by events such as fire, theft, water damage, or legal claims.
In most condominium communities, the homeowners association purchases insurance for the shared areas of the property. This policy generally covers:
* The roof and the building structure
* Exterior walls
* Hallways and lobbies
* Elevators
* Parking areas
* Swimming pools, fitness centers, and other common areas
However, in many buildings, the interior of your individual unit is either not covered or is covered only to a limited extent.
What Does HO-6 Insurance Cover?
1. Interior of Your Unit. If your interior walls, flooring, cabinets, kitchen countertops, or other permanently installed features are damaged by a covered event such as a fire, HO-6 insurance helps pay for repairs or replacement.
2. Personal Property. HO-6 insurance helps protect personal belongings such as:
* Furniture
* Televisions
* Laptops
* Clothing
* Kitchen appliances and cookware
* Electronics
If these items are damaged or stolen because of a covered loss, your policy may pay to repair or replace them.
3. Personal Liability. If someone is injured inside your condominium and you are found legally responsible, HO-6 insurance can help cover medical expenses, legal fees, and settlement or judgment costs, up to the limits of your policy.
4. Additional Living Expenses. If your condominium becomes uninhabitable because of a covered loss, HO-6 insurance may help pay for temporary housing, hotel accommodations, and certain additional living expenses while repairs are being completed.
5. Loss Assessment Coverage
For example, if a severe storm causes major damage to the condominium building and the HOA’s master policy does not fully cover the loss or has a large deductible, the homeowners association may assess each unit owner for a share of the remaining costs. If your policy includes Loss Assessment coverage, it may help pay your portion of that assessment, up to your policy limits.
What Is Not Covered by HO-6 Insurance?
Like most homeowners insurance policies, HO-6 insurance does not automatically cover every type of loss. Separate coverage may be needed for:
* Flood damage
* Earthquakes
* Wear and tear
* Damage caused by lack of maintenance
* Intentional damage
What Should You Do Before Purchasing HO-6 Insurance?
The most important step is to carefully review your homeowners association’s Master Policy. This document explains exactly what the HOA insures and what responsibilities remain with the individual unit owner. Understanding the master policy will help you determine the amount of HO-6 coverage you need to properly protect your home and personal property.
