Protecting Your Home Against Costly Water Damage

Water damage is one of the most common and expensive problems a homeowner may face. A burst pipe, leaking appliance, damaged roof, or blocked drain can cause serious damage in a short period of time. Regular maintenance and appropriate insurance coverage can help protect your home and reduce unexpected expenses.

Understanding What Your Insurance May Cover

Insurance coverage depends on where the water comes from and how the damage occurs.

Homeowners and renters insurance may cover sudden and accidental damage caused by a burst pipe, rain entering through a roof damaged by wind, or ice accumulating on the roof.

Sewer and drain backups are not included in every insurance policy. You may need to add optional coverage for this type of loss.

Damage caused by rising surface water, overflowing rivers, or flooding generally requires a separate flood insurance policy. Review your policy carefully and speak with your insurance agent to understand which types of water damage are covered.

Keeping Water Away from Your Foundation

Cracks in the foundation, basement walls, or floors can allow moisture to enter the home. Seal vulnerable areas and repair visible cracks before they become larger problems.

The ground around your home should slope away from the foundation. This allows rainwater to move away from the building instead of collecting near the walls.

A backwater valve may also help prevent sewage from flowing back into your home. The valve should be installed correctly and inspected regularly.

Preventing Leaks Inside Your Home

Inspect the hoses connected to your water heater, washing machine, dishwasher, and refrigerator every year. Replace any hose that shows signs of cracking, corrosion, or leaking. Appliance hoses should generally be replaced every five to seven years, even if they appear to be in good condition.

Check the seals around showers and bathtubs to make sure they remain watertight. Damaged or missing sealant should be replaced promptly.

Turn off the water supply to the washing machine before leaving for an extended trip. Do not leave the house while the washing machine or dishwasher is operating.

Everyone in the household should know where the main water shutoff valve is located and how to use it. Turning off the water quickly after a pipe bursts can significantly reduce the amount of damage.

Inspect plumbing and heating pipes for cracks or leaks. Even a small leak should be repaired as soon as possible because it can lead to mold, structural damage, and higher repair costs.

Protecting Your Roof and Exterior

Seal gaps around windows and doors to help prevent rainwater from entering the home.

Inspect your roof regularly for missing, damaged, or aging shingles. Roof problems should be repaired before the next storm causes water to enter the attic or living areas.

Clean leaves and debris from gutters and downspouts. Make sure the downspouts direct water away from the foundation instead of allowing it to collect near the house.

Check sprinklers and irrigation systems to ensure they are not spraying water against the walls, windows, or foundation.

During freezing weather, protect outdoor pipes and faucets. Shut off and drain exterior faucets when necessary to reduce the risk of frozen or burst pipes.

Keeping Your Personal Belongings Safe

Store household items in waterproof containers, especially in basements, attics, garages, or other areas that may be exposed to moisture.

Keep boxes and valuable belongings on shelves rather than directly on the floor. Avoid storing important documents, photographs, electronics, or sentimental items in areas where water damage is more likely.

Maintain an updated home inventory with photographs, descriptions, receipts, and serial numbers when available. Keep a digital copy in a secure location outside the home. A complete inventory can make it easier to document your losses and complete an insurance claim after water damage occurs.
